Condo Unit Owner (HO-6) Coverage Details

  • ISO Based coverage forms
  • Units can be owner or tenant occupied
  • Short-term rental exposure is acceptable
  • Cooperative units are acceptable
  • Trusts, LLCs, and Condominium Associations can be added as an additional insured
  • $1,000 base deductible
  • Credits available for documented alarm systems, secured buildings, and fire sprinkler systems
  • Direct bill
  • Condos must be 50 years or newer. Roof update information will be required for condos that are 25 years or older in a coastal county and 40 years or older in a non-coastal county

  • Maximum property limit: $750,000 TIV for property coverage (Coverages A-D combined)
  • Personal Liability (Coverage E) $300,000; $500,000; or $1,000,000
  • Medical Payments to Others (Coverage F) $5,000 or $10,000

Distance to coast requirements

  • ALABAMA risks:
    • Wind coverage excluded within 5 miles of the Gulf Coast and 2 miles of Mobile Bay
  • GEORGIA risks:
    • Minimum Wind/Hail Deductible:
      • Less than 1 mile to salt water = 5% deductible
      • 1-2 miles from salt water = 3% deductible
      • 2-10 miles from salt water = 2% deductible
  • FLORIDA risks:
    • Wind coverage will be excluded:
      • Within 2 miles of salt water in the Panhandle (Escambia to Jefferson)
      • Within 1 mile of salt water in the rest of the state
      • Wind coverage to be excluded in Monroe County
    • Minimum 10% Wind/Hail Deductible in Tri-County (Palm Beach, Broward, and Miami-Dade counties)
    • Minimum 5% Wind/Hail Deductible rest of state
  • NORTH CAROLINA and SOUTH CAROLINA risks:
    • Wind coverage excluded within 1 mile of salt water and on barrier islands
    • Minimum Wind/Hail Deductible:
      • 1-2 miles from salt water = 3% deductible
      • 2-10 miles from salt water = 2% deductible
  • TEXAS risks:
    • Wind coverage excluded within 5 miles of salt water
  • VIRGINIA risks:
    • Wind coverage excluded on barrier islands
    • Minimum 2% Wind/Hail Deductible for properties within 10 miles of salt water
